Buying a home or condo on Fort Myers Beach isn't quite like buying inland. It's a barrier island, which means insurance, flood zones, and rental rules all play a bigger role in your decision than they might elsewhere. The good news: once you understand the pieces, the island is one of the most rewarding places in Southwest Florida to own.

Start with insurance, not the listing price

On the island, your annual insurance and flood coverage can meaningfully change what a property actually costs to own. Before you fall for a place, ask for the current flood zone designation and get a real insurance quote for that specific address. Two similar-looking homes can carry very different carrying costs.

Understand how you're allowed to use it

Fort Myers Beach has areas with different short-term rental rules. If your plan is to rent the property when you're not using it, confirm what's permitted for that exact property and zone before you write an offer — don't assume the whole island works one way.
