Why homes don't sell — the honest version

Price

By far the most common. If a home sits, today's buyers have quietly voted that it's priced above what they'll pay. The fix isn't always a big cut — sometimes it's how the price is positioned against the actual competition.

Marketing

Buyers scroll fast. If the photos, the copy, and the online exposure don't make them stop and book a showing, the home never gets its real shot — no matter how good it is in person.

Effort & timing

"List it and wait" isn't a strategy. Homes sell when someone works them daily — chasing agents, gathering feedback, and adjusting. Timing and prep matter too, and both are fixable.

Frequently asked questions

Why didn't my house sell?
Almost always one of two things: how it was priced, or how it was marketed — occasionally timing or condition. A short review pinpoints which one it was for your home, so the next listing doesn't repeat it.
Can I relist right after my listing expires?
Yes. Once your listing agreement has expired or been canceled, you're free to list with a new agent right away. (If your home is still under contract with another broker, please disregard — we don't solicit other brokers' listings.)
Do I have to relist with you to get the review?
No. The second opinion is genuinely free and no-obligation. Many people just want an honest read on what went wrong. You decide what happens next.
Are you just going to tell me to lower the price?
Not necessarily. Sometimes the problem is marketing or timing, not price — and we'll show you the data rather than just giving you an opinion. If the honest answer is 'wait' or 'do these three things first,' that's what you'll hear.
What does the review cost?
Nothing. Any opinion of value comes from a current review of your home and today's market, at no cost and no obligation.
